1. What is a buyer agent / buyer broker?
We represent the BUYER in a real estate transaction, and we represent
the BEST INTERESTS of that BUYER. Simply put- we represent YOU,
and not the SELLER in a BUYER AGENCY Relationship.
2. Who pays you if you represent me? -
The "transaction" is paid for when YOU, the BUYER, go to the lender
and get the money necessary to finance a home. At the CLOSING,
the Seller takes YOUR money and applies a portion of it to pay for
both sides of the transaction...the Seller's agent, and the Buyer's
agent. So, the money comes from YOU originally.
2. Why do I need a buyer agent?
A Buyer's Agent represents the
buyer, not the seller, and your Buyer agent will look out for your best
interest. We will get you the BEST DEAL possible, and we will
discover all pertinent facts about the property - and we WILL divulge
those facts to you. In this way, YOU gain the benefit of knowing
as much about the property as humanly possible, rather than relying on
what the Listing Agent tells you if you go directly to the Seller's
agent.
3. Will I need an attorney? We always
advise our Buyer clients to seek the advise of legal counsel, and we
can recommend real estate attorneys to you should you decide that you
need one.
4. Can the seller's agent represent me?
A seller's agent cannot be your advocate or counsel you about a
property's value or negotiation strategy because he or she works for
the seller. In addition, if you work with a seller's agent he or she
must disclose to the seller anything he or she knows about you
or your circumstances that would give the seller a competitive
advantage or affect their decision making. We don't recommend going
direct to the Listing Agent if you are a Buyer.
5. Will you send me automated e-mails as NEW
LISTINGS come online?
Yes. All you have to do is go to the BUYER'S PAGE, and click on
the GO button directing you to the automated e-mail sign-up for the
MLS listings that come online into the MLS daily. This is a very easy
way to beat out other BUYERS who don't use this
6. If I decide to purchase a for sale by owner (FSBO)
home, will you still represent my interests?
Yes. we will assist you in purchasing a home that is for sale by
owner. We will contact the For sale By Owner Seller and negotiate with
them to bring them a qualified, ready, willing and able BUYER to view
their property. Then, we will work with you to negotiate the
best deal for YOU.
8. Will a Buyer's Agent help me negotiate
the sales price?
This is why you want to have a Buyer's Agent representing YOUR
INTERESTS, and not the SELLER'S INTERESTS. We discover all kinds
of things that help you and us to negotiate a great deal from the
Seller. How long has it been on the market? That affects
the price. Why is the homeowner selling? If we discover
things, we tell YOU about it. There are a lot of elements that
go into making an Offer. Once an Offer is accepted, there is
STILL MORE ROOM after a home inspection is performed by a licensed
Home Inspector. This is why you need a Buyer's Agent.
9. Will you review the purchase and sale
agreement and make any necessary changes to benefit me?
We are skilled at reviewing and drafting Purchase & Sale Agreements
and Offers...and most of the other forms YOU will use to complete the
transaction. We will advise you when it is wise to seek legal
counsel, or a mortgage broker...whatever we feel you will need to do
to get to a successful, satisfactory closing.
There will be a host of OTHER QUESTIONS that YOU
will have as the transaction begins....all the way to the closing, so
we are HERE FOR YOU. We will assist you to get to a successful
closing.
